Custom Home Construction in Costa Rica

A custom build in Costa Rica means coordinating an architect, a structural engineer, the CFIA, a municipal permit office, a construction crew, and a dozen material suppliers — usually in Spanish, usually while you are in another country. We do all of it on one contract, with one price and one completion date agreed before ground is broken.

You approve a design and a fixed scope. From there we handle earthworks, structure, electromechanical systems, finishes, and the pool, and you follow every stage through photo updates and a project manager who answers in English on your schedule.

What's included

Every custom home construction project is scoped in writing before we start. Here is what that scope covers.

Architecture and structural engineering

Every set of plans is stamped by CFIA-licensed professionals — the legal requirement to build in Costa Rica and the document trail a future buyer's lawyer will ask for. We design to your brief and to the site: sun path, prevailing wind, slope, soil, and drainage in the green season.

  • Concept design, floor plans, and elevations
  • Structural calculations for seismic zone and coastal wind
  • Soil study (estudio de suelos) and foundation design
  • 3D renders so you approve the real thing, not a sketch

Permits and CFIA registration

We register the project with the Colegio Federado de Ingenieros y Arquitectos, file the municipal construction permit, and clear the utility, health-ministry, and SETENA environmental requirements that apply to your lot. You never stand in a permit queue.

  • CFIA project registration and responsible-professional assignment
  • Municipal building permit (permiso de construcción)
  • Water (AyA or ASADA) and ICE electrical connections
  • Environmental (SETENA) filing where the lot requires it

Foundations and structure

Most Costa Rican homes are reinforced concrete block on a poured footing — durable, termite-proof, and calm in a tremor. On steep or soft coastal lots we design retaining walls, deep footings, or a structural slab to match the soil report.

  • Site clearing, cut and fill, and compaction
  • Reinforced footings, grade beams, and retaining walls
  • Concrete block walls with confined columns and ring beams
  • Roof structure in steel or treated timber

Electromechanical systems

Wiring, plumbing, water storage and pressurization, wastewater, and provisions for solar and back-up power — designed for real conditions here: voltage swings, hard water, and a rainy season that fills a cistern for free.

  • Electrical panel, circuits, and code-compliant grounding
  • Pressurized water with cistern and pump
  • Septic system or municipal sewer connection
  • Rough-ins for A/C, solar PV, generator, and EV charger

Finishes, kitchen, and built-ins

Floor and wall tile, millwork, closets, doors, windows, paint, and lighting — specified at the finish level you choose and detailed in the quote so there are no extras at the end.

  • Porcelain or stone flooring and feature walls
  • Custom kitchen cabinetry and stone counters
  • Aluminum or PVC windows and doors rated for salt air
  • Interior and exterior painting with anti-fungal systems

Pool, landscaping, and site works

The parts most builders leave as a phase two that never comes. We include them in the same contract: pool, terraces, driveway, perimeter wall, gate, and planting.

  • Custom or plunge pool with equipment and lighting
  • Driveway, parking, and boundary wall
  • Hardscape terraces, paths, and outdoor shower
  • Drought-tolerant, low-maintenance planting

How a custom home construction project runs

A defined process is what lets you run this from another country with confidence.

  1. Consultation and site review

We talk through your goals, budget, and timeline, review the lot (or help you evaluate one you are considering), and give honest feedback before you spend anything.

  2. Design and fixed quote

Architectural design, engineering, and a line-item quote broken into structure, electromechanical, finishes, and permits. You see the full number before committing a cent.

  3. Permits and CFIA

We register with the CFIA and pull municipal and utility permits — typically four to ten weeks depending on the municipality and whether SETENA is involved.

  4. Construction

Your project manager runs the build to the schedule in the contract, with weekly photo updates and a direct line in any time zone. Any change is priced and approved by you in writing first.

  5. Handover and warranty

Final walkthrough and punch list, formal handover with the as-built plans and warranties, and an optional maintenance plan from the same crew that built the house.

What it costs

Custom construction is priced per square meter of finished area, and the finish level moves the number more than anything else. Site conditions — slope, access, soil, distance from our Huacas hub — are the next biggest factor. These are working ranges on the Gold Coast; your quote breaks the number into structure, electromechanical, finishes, and permits so you compare real scope.

Comfortable build$650 / m²Quality mid-range finishes on a flat, accessible lot.
High-end finishes$750 / m²Premium materials, custom detailing, elevated interior spec.
Luxury and architectural$1,000+ / m²Architectural design, complex sites, full luxury specification.
Design and permitsIncluded in the contractArchitecture, engineering, CFIA and municipal permits are part of the turnkey price, not add-ons.

Where no figure is listed, the site and scope set the price, so we quote after a visit rather than publish a number that changes later. Every quote breaks the total into structure, electromechanical, finishes, and permits, so you compare real scope rather than a headline price that grows later.

Why owners choose Costa Rica Builders

One accountable team, start to finish

The people who design the house register the permits and run the site. Nothing falls between an architect and a contractor who blame each other, because it is one contract with one company.

Built for the absentee owner

Most of our clients live abroad during construction. Weekly photo reports, milestone videos, and a project manager reachable on your schedule mean being away stops being a risk.

Fixed scope, written changes only

The quote is a defined scope with a line-item breakdown. Any change is priced and approved by you in writing before work proceeds. No silent overruns, no surprise invoice.

Legal and clean on paper

CFIA registration, stamped plans, municipal permit, and utility approvals — done as part of the project, so your build is fully legal and a future buyer's lawyer finds nothing to flag.

Custom Home Construction: frequently asked questions

How long does it take to build a custom home in Costa Rica?+

Plan on roughly [X to Y months] of construction from permit approval to handover, plus about two to four months up front for design and permitting. Finish complexity, site access, and the green season are the main variables — earthwork is slower in the wettest months. We give you a dated schedule in the contract rather than an optimistic guess.

Can I build if I don't live in Costa Rica or speak Spanish?+

Yes — most of our custom-build clients are absentee owners. Every plan, quote, contract, and update is in clear English, you approve changes remotely in writing, and you get weekly photo reports plus a project manager you can reach in any time zone. You can visit for key milestones if you want to, but you do not have to.

Do I need CFIA permits to build a house?+

Yes. Essentially all new construction in Costa Rica legally requires CFIA project registration, a municipal building permit, and stamped structural plans from a licensed engineer. Building without them causes real problems at resale. We handle the entire permitting process as part of the contract.

What does turnkey actually include?+

One company handles design, engineering, permits, construction, finishes, and usually the pool and landscaping, so you arrive to a finished, cleaned, connected home. You approve one design and one budget up front instead of hiring and coordinating six separate trades yourself.

Can you work from plans I already have?+

Often, yes. We review your plans with our engineer, adapt them to Costa Rican code and your specific soil and site, re-stamp what needs a local licensed professional, and quote the build. If the design needs significant structural change we will tell you before you pay for it.

How are payments structured?+

Payments are tied to completed milestones defined in the contract — never a large deposit against a vague scope. You pay for work that is finished and verifiable in the photo reports. This is the single most important protection against contractor problems in Costa Rica.
