Commercial Remodeling in Costa Rica
A commercial project has a clock on it: every week past the opening date is lost revenue and, often, lease payments against an empty unit. It also has to pass inspections a house does not — accessibility, health ministry, fire, and a municipal operating licence. We run boutique hospitality, restaurant, and retail work to a fixed scope and a firm date, with those approvals handled in parallel.
The clients are usually owners doing this from abroad or operators opening a second location. Either way, the reporting is built for someone who is not on site every day.

What's included
Every commercial remodeling project is scoped in writing before we start. Here is what that scope covers.
Boutique hotel and hospitality buildouts
Guest rooms, common areas, reception, back-of-house, and the outdoor space that sells the property — built for turnover-level durability and for the systems load of full occupancy.
- Guest-room fit-out at repeatable, durable spec
- Reception, lobby, and common-area works
- Back-of-house: laundry, storage, staff areas
- Pool, bar, and outdoor guest space
Restaurant and bar fit-outs
Commercial kitchens with the extraction, grease management, gas, and drainage the health ministry requires, plus a dining room and bar built to be cleaned fast and to take the traffic.
- Commercial kitchen: extraction, gas, grease traps, drainage
- Cold rooms and prep-line layout
- Bar builds with the right services
- Durable, code-compliant dining-room finishes
Retail and office tenant improvements
Taking a shell or a previous tenant's space to a finished, branded, code-compliant unit — partitions, storefront, lighting, HVAC, data, and the accessibility and fire items an inspection will check.
- Demising walls, storefronts, and signage structure
- Lighting, power, and data distribution
- HVAC sizing and installation
- Accessibility (Ley 7600) and fire compliance
Permits, licences, and inspections
Commercial work triggers approvals residential does not. We coordinate CFIA registration, the municipal permit and operating patente, health-ministry sign-off, and the accessibility and fire requirements so the opening is not held up by paperwork.
- CFIA registration and municipal construction permit
- Ministry of Health (Ministerio de Salud) approval
- Accessibility (Ley 7600) and fire-code compliance
- Support with the municipal patente / operating licence
Commercial property upkeep
After opening, the same preventive-maintenance approach we use on homes, scaled to a business: keeping the premises presentable and the systems running so trading is never interrupted.
- Scheduled servicing of A/C, kitchen, and pool plant
- Finish and signage upkeep
- Priority response for trading-critical failures
- Documented inspection reports
How a commercial remodeling project runs
A defined process is what lets you run this from another country with confidence.
Brief, site, and programme
We review the space, the brand standard, and — critically — the opening date, and work back from it to a realistic programme.
Design coordination and fixed quote
We work with your architect and brand team (or bring the design in), then issue a line-item quote and a dated schedule.
Permits and approvals in parallel
CFIA, municipal, health-ministry, accessibility, and fire filings run alongside procurement so they do not become the critical path.
Build to the date
Construction managed to the programme with weekly reporting, long-lead items ordered early, and changes priced and approved in writing.
Handover for opening
Commissioning, compliance sign-offs collected, snag list cleared, and the space handed over ready to fit out and trade.
What it costs
Commercial work is priced per square meter by fit-out level, plus the systems the use demands — a commercial kitchen or full HVAC changes the number significantly. The programme is quoted alongside the cost, because on a commercial job the schedule is part of the price. Both arrive as one line-itemed proposal after a site walkthrough.
| Retail / office fit-out | Priced per m² by fit-out level | Shell to finished, branded, code-compliant unit. |
| Restaurant / bar fit-out | Priced per m² by kitchen scope | Higher — commercial-kitchen services and drainage drive it. |
| Boutique hotel buildout | Priced per m² by room spec | By room spec and how much common and outdoor area is in scope. |
| Permits and compliance | Coordinated for you | CFIA, municipal, health, accessibility, and fire — run in parallel with the build. |
Where no figure is listed, the site and scope set the price, so we quote after a visit rather than publish a number that changes later. Every quote breaks the total into structure, electromechanical, finishes, and permits, so you compare real scope rather than a headline price that grows later.

Why owners choose Costa Rica Builders
The opening date is treated as the deliverable
We quote the programme with the cost and manage long-lead procurement from day one, because on a commercial job a slipped date is the expensive failure.
We know which inspections you have to pass
Health ministry, Ley 7600 accessibility, fire, and the municipal patente — commercial approvals that catch owners out. We build to them and file for them from the start.
Fixed scope on a moving target
Brand standards and operator requirements change mid-project. We handle that with priced, written change control so the budget stays legible.
Reporting for an owner who isn't there
Weekly progress reporting with photos and programme status, built for an owner or operator running the project from another country.
Commercial Remodeling: frequently asked questions
Can you deliver a commercial fit-out by a fixed opening date?+
That is how we scope commercial work. We build the programme back from your opening date, quote the schedule alongside the cost, order long-lead items immediately, and run permit and compliance filings in parallel so they do not become the critical path. Changes are priced and approved in writing so they do not quietly move the date.
What approvals does a commercial project need in Costa Rica?+
Beyond CFIA registration and the municipal construction permit, commercial premises typically need Ministry of Health approval, Ley 7600 accessibility compliance, fire-code compliance, and a municipal patente (operating licence). Restaurants add commercial-kitchen requirements for extraction, grease management, and drainage. We coordinate all of it.
Do you build commercial kitchens?+
Yes — with the extraction, gas, grease traps, drainage falls, cold rooms, and prep-line layout the health ministry and a working service require. We build to the equipment schedule your operator or kitchen consultant specifies.
Can you work with our brand or franchise standards?+
Yes. We build to a brand book or franchise spec, coordinate with your architect and brand team, and flag anything that will not meet Costa Rican code or climate before it is built. Mid-project standard changes are handled through priced written change control.
We're opening a second location. Can you replicate a build?+
Yes, and it is more efficient the second time — a known spec, a known materials list, and a team that has built it before means a tighter programme and fewer surprises. Consistency across locations is easier with one contractor.
Do you maintain commercial premises after opening?+
Yes. The preventive-maintenance approach we use on homes scales to a business: scheduled servicing of A/C, kitchen, and pool plant, finish and signage upkeep, and priority response for anything that would interrupt trading, all on documented reports.
