Airbnb & Rental Renovation in Costa Rica
A rental renovation has a different job than a home renovation: every dollar should come back as occupancy, nightly rate, or a better review score. That changes what you spend on. We plan the scope around what actually moves booking performance on the Gold Coast, and we tell you which upgrades pay for themselves and which do not.
The build side is the same disciplined process we run everywhere — fixed scope, permits handled, photo updates — turned toward finishes that survive guests and outdoor space that becomes your listing's hero photo.

What's included
Every airbnb & rental renovation project is scoped in writing before we start. Here is what that scope covers.
Guest-proof, durable finishes
Rental interiors take years of wear in months. We specify surfaces and fittings that shrug it off: porcelain over soft stone, solid-surface counters, commercial-grade hardware, washable paint, and furniture-grade millwork.
- Porcelain flooring and full-height shower tile
- Solid-surface or quartz counters
- Commercial-grade taps, hinges, and locks
- Scrubbable, anti-fungal wall finishes
Added sleeping capacity
Heads in beds is the single biggest lever on revenue. We find it without making rooms feel crowded: a bunk room for families, a converted den, a casita or lock-off unit, or a legally separate second listing on the same lot.
- Bunk rooms and flexible sleeping nooks
- Den or garage conversion to a bedroom
- Casita / lock-off unit for a second listing
- En-suite additions to raise a room's rate
Reliable systems guests notice
The reviews that hurt are about A/C that cannot cope, weak Wi-Fi, no hot water, and a dark kitchen. We size these for a full house of guests, not one owner.
- Right-sized, quiet inverter A/C in every bedroom
- Mesh Wi-Fi with backup and clear signage
- Larger water heater and pressurized supply
- Bright, layered kitchen and exterior lighting
Listing-ready outdoor space
Outdoor living is what a Gold Coast guest is booking. A plunge pool, a shaded rancho, an outdoor kitchen, and good evening lighting lift both the rate and the photos that drive the click.
- Plunge or small pool with lighting
- Rancho, pergola, and shaded lounge areas
- Outdoor kitchen and dining
- Landscape and path lighting for evening photos
Turnover-friendly details
Small building decisions that cut cleaning time and damage between guests: durable outdoor furniture, lockable owner storage, robust screens, and finishes that clean fast.
- Lockable owner's closet
- Weatherproof, replaceable outdoor furniture
- Insect screens on every opening
- Hose bibs and drainage for fast exterior cleaning
How a airbnb & rental renovation project runs
A defined process is what lets you run this from another country with confidence.
Revenue review
We look at the listing, the comps, and the photos, and identify where the property is losing bookings or leaving rate on the table.
Scoped proposal with priorities
A line-item scope ranked by return — what to do now, what can wait, and what to skip. You decide the budget; we tell you where it works hardest.
Fixed quote and off-season schedule
We schedule the disruptive work into your low season where possible and give you a dated plan so you can manage the booking calendar around it.
Build
Fixed-scope construction with photo updates, permits handled where the work needs them, and finishes chosen for guest wear.
Relaunch-ready handover
Clean handover with a fresh set of photos of the finished space so you can update the listing the day it reopens.
What it costs
Rental work is priced by scope, but the useful question is payback. We frame every upgrade against what it should add in annual revenue, so the quote reads as a business case, not just a cost. Each quote is fixed and line-itemed after we walk the property.
| Refresh and guest-proofing | Fixed quote per property | Finishes, lighting, A/C, Wi-Fi, and turnover details across a typical 2-3 bed. |
| Added bedroom / sleeping capacity | Priced per room | Usually the fastest-paying single upgrade. |
| Casita / lock-off second unit | Priced per m² at build spec | A separate listing on the same lot; new-build rates apply. |
| Outdoor living package | Fixed quote to your design | Plunge pool, rancho, outdoor kitchen, and lighting — see Pools & Outdoor Living. |
Where no figure is listed, the site and scope set the price, so we quote after a visit rather than publish a number that changes later. Every quote breaks the total into structure, electromechanical, finishes, and permits, so you compare real scope rather than a headline price that grows later.

Why owners choose Costa Rica Builders
We optimize for bookings, not our invoice
We will talk you out of spend that does not come back. The goal is your return on the renovation, and we would rather you reinvest the savings where it earns.
Off-season delivery
We plan the noisy, disruptive work into your low season and hold the schedule, so you lose as few booked nights as possible.
Finishes that survive guests
We build rental interiors to a near-commercial standard of durability, because a finish that looks worn in a year costs you in both photos and replacement.
One team for the whole portfolio
If you own several units, one contractor who knows all of them means consistent standards, faster turnarounds, and one number to call.
Airbnb & Rental Renovation: frequently asked questions
Which renovations actually increase Airbnb income in Costa Rica?+
In order of typical payback: adding sleeping capacity, fixing the systems guests complain about (A/C, Wi-Fi, hot water), upgrading outdoor living, and then interior finishes. A strong hero shot of the outdoor space drives the click-through that feeds everything else. We rank your specific options by expected return before you commit.
Is it worth renovating a property for short-term rental at all?+
Usually yes, when the scope is chosen for return rather than taste. A property that is under-bedded, has weak systems, or shows poorly in photos is leaving significant revenue on the table every month. We will give you an honest read on whether your numbers justify the work.
Can you build a second unit for a separate listing on my lot?+
Often, yes — a casita or lock-off unit can be a legally separate listing that roughly doubles a property's earning potential. It needs its own permit, utility metering, and setback compliance, all of which we handle. We assess your lot's zoning and coverage limits first.
Will the work interrupt my bookings?+
We schedule disruptive work into your low season wherever possible and give you a firm date range so you can block the calendar. Phased scopes can sometimes keep part of a multi-unit property earning during the work.
Do I need permits for a rental renovation?+
Cosmetic upgrades generally do not; structural work, added units, added plumbing, and footprint changes do. There are also municipal patente and tax-registration steps for operating a short-term rental — separate from construction, but we can point you to what applies.
I manage the property remotely. Does that work?+
Yes. This is the normal case for us. You approve scope and changes in writing, get photo updates throughout, and receive a fresh photo set at handover so you can relaunch the listing immediately.
